Pre-Tenancy Inspections

Before a tenant moves in, an entry condition report is meticulously conducted to document the property’s condition. This report serves as a benchmark for the property’s condition upon lease termination, facilitating a full bond refund. Detailed records, including photos and videos, are integral parts of this process.

Early Tenancy

    Within the first eight weeks of a new tenancy, we conduct the initial routine inspection. This timely assessment allows us to ensure that the property is being well-maintained by the tenants and to address any emerging issues promptly.

    Routine Inspections

    Throughout the tenancy, routine inspections are conducted every three to four months. These inspections involve thorough walk-throughs, documenting cleanliness, damages, and maintenance requirements. Detailed reports, including photos, are provided to landlords, keeping them informed of their property’s condition.

     

    End of Tenancy

    Upon receiving notice of a tenant’s intention to vacate, we provide them with a vacate pack outlining expectations for property return. After the tenant vacates and returns the keys, a comparison with the entry condition report is made. Any damages beyond reasonable wear and tear are identified, and necessary actions are taken to ensure the property’s return to its initial condition. Only when both the property manager and the landlord are satisfied is the tenant’s bond refund processed.
